Clancy Engineering performed Technical Assessment of the logistics complex in Moscow Region.
Scope of works:
- Analysis of design documentation of the object (Project stage, Working documentation stage, acts of concealed works, certificates, as-built documentation);
- Inspection of the construction site;
- Check-up of compliance of actually performed structures and systems with the norms of the Russian Federation and documentation;
- Check-up of compliance of actually performed structures and systems with the norms of the Russian Federation and documentation, compliance with the Client’s standards and requirements;
- Report on the executed work;
- Clancy Engineering scope of works included analysis and check of structural solutions, MEP solutions with fire safety systems.
Our team performed the following types of works:
- Site visits;
- Meetings with the Developer to receive documentation on the object;
- During analysis of documentation and comparison of actually performed works on the site, our engineers participated in the meetings concerning the missing data in documentation, discrepancies in documentation of various stages;
- Required calculations and check of data in documentation;
- Comparison of the building parameters with the Client’s standards, which differ from normative requirements of Russia.
Based on the results of works our company provided a report on all design sections with conclusions and recommendations to the Client.
Conclusions:
- Our engineers found discrepancies between documentation of Stage P, Working documentation, Expertise conclusion and actually performed works at the construction site;
- Our engineers identified structural elements with non-sufficient load-bearing capacity;
- Our engineers identified discrepancies between the building parameters and the Client’s standards.
- Technical Assessment allowed the Client to receive an independent opinion from our specialists on the facility technical condition, technical documentation, scope of violations and the required changes and improvements, which is especially important when we consider the possibility of long-term lease of the object or its purchase by the Client.
