For “Ideal Section” project for FSK Leader, it was proposed to create a “constructor kit“ of standard solutions and their variations for large-scale residential developments.

Moreover, the album of structure and MEP-solutions was elaborated in detail and practically corresponds to the Permit Stage.

Such an integrated approach is becoming popular among developers in the Comfort and Comfort+ classes, since on the one hand it provides significant resource economy on designing large residential complexes and territories, and on the other - it allows improving the quality of design solutions.

The customer, using this “constructor“, can combine sections at his discretion, depending on the requirements of a particular residential complex: latitudinal, meridional, rotary, and towers.

The “Ideal Section“ project includes 14 types of residential sections and a tower-type building with different variations, including insolation solutions, solutions for section combination, rotary sections, master plan solutions, facades, interior solutions, etc.

Sections have a basement floor where the storage rooms are located, which are included in the fire compartment of the residential part of the building, and in future they can potentially interfere with the parking.

Stage 1 - Project Strategy:

  • Initial design proposals: internal engineering, structural and space-planning solutions
  • Primary typical facade solutions

Stage 3 - Final design materials - Stage P - Design solutions:

  • Design decisions (final materials): standard floor plans
  • Final design decisions: internal engineering, constructive and space-planning decisions
  • Final facade solutions
  • Initial proposals of a city-planning design unit (residential quarter)

Stage 4 - Final design materials: proposed urban design unit (residential quarter):

  • Final design materials: typical floor plans
  • Final design materials: internal engineering, structural and space-planning solutions
  • Final design materials: facade solutions
  • Final design materials: proposed urban design unit (residential quarter)

Design was carried out in close cooperation with fire advisors in the amount corresponding to the approval of the STU.

The area of one section level does not exceed 500 m2 due to restrictions of fire regulations. Number of levels varies from 9 to 25 levels with a breakdown of variability into 4 groups: up to 9 levels, from 9 to 12 levels, from 12 to 17 levels and from 17 to 25 levels - a total of 256 layouts made with different variations, including a mirror layout of plans , the variability of the staircase and elevator nodes.

The scope of work on a detailed concept corresponds to the Permit Stage, the only difference is that an Expertise was not required. The design was carried out according to the customer’s template.

Result

We developed solutions and coordinated them in the following extent:

  • Universal solutions that comply with applicable standards
  • Customer requirements were satisfied: maximum rental and living space for residential complexes of the Comfort + class
  • Compiled an album of technical solutions for the development of Permit and Working Documentation
